Window Cleaning for Central Florida Homes: Glass, Tracks and Sills
Pollen, summer rain spots and grit in the tracks. Here is what builds up on the glass, what our window cleaning covers inside Central Florida homes, and how to keep the glass clear between visits.
Window cleaning is one of those jobs nobody notices until the afternoon sun hits the glass and shows every streak, smudge and nose print. In a Central Florida home, the glass is only part of it. The tracks and sills collect just as much.
We clean homes in Orlando, Apopka, Oviedo, Sanford, St. Cloud and across Orange, Seminole, Lake and Osceola counties. Most homes here have plenty of glass: sliding doors to the lanai, big living room windows and a window over the kitchen sink. Each one picks up something different.
This guide covers what we clean, how often it makes sense, and what you can do yourself so the glass stays clear longer.
1 What Builds Up on Florida Windows
Every season leaves something different on the glass.
Spring pollen. The yellow-green film that coats cars in spring also settles on screens, sills and the glass behind them, and it blows inside every time a sliding door opens.
Summer rain spots. Afternoon storms splash dirt and minerals onto low windows and doors. When the water dries, it leaves spots that regular wiping only smears around.
Humidity and condensation. With the AC running and warm, wet air outside, moisture can form on the glass. Over time it leaves a haze and can bring mildew into the corners of tracks. Light mildew is part of the job. Heavy, spreading mold is a different problem, and the EPA’s mold guidance is a good place to start if you see it.
2 Window Cleaning Inside the Home: Glass, Tracks and Sills
Here is what we clean on interior windows and sliding doors, and what each part usually needs.
| Part | Common buildup | How we clean it |
|---|---|---|
| Glass | Fingerprints, nose prints, haze, water spots | Cleaned and dried with microfiber for a streak-free finish |
| Tracks | Dust, sand, pollen, dead bugs, light mildew | Vacuumed, then wiped out along the full length |
| Sills | Dust, pollen, rain splash, water rings from plants | Wet-cleaned and wiped dry |
| Blinds | Dust on every slat | Wet-cleaned as part of a deep cleaning |
Sliding glass doors
The sliding door to the lanai or pool is the hardest-working glass in most Florida homes. Kids, pets and wet towels all go through it. Grit in the bottom track makes the door drag, so we clear the track as well as the glass on both panels from the inside. Hard water spots that have etched into the glass over years will not come off with cleaning alone, but fresh spots usually do.
We clean glass we can reach safely from the floor or a two-step stool. We do not do exterior high windows, second-story glass or any work that needs a ladder. For those, you will need a window specialist. See the details on our Window Cleaning page.
3 How Often to Book Window Cleaning in Central Florida
Most homes do not need the windows done every visit. These are the times it makes the biggest difference.
With a deep cleaning
A deep cleaning already wet-cleans blinds and window sills. Add interior windows for +$50 and the whole window is done at once.
After pollen season
Once the spring pollen settles, a cleaning clears the film from sills, tracks and glass.
Before hosting
Clear glass makes a room look brighter in photos and in person.
Moving in or out
An empty home shows every smudge on the glass, and inspectors open the sliding doors.
People look at the glass. We look at the track. If the track is full of sand and pollen, the glass will be dirty again the first time the door opens.

4 What You Can Do Between Visits
Vacuum the tracks
A crevice tool once every week or two keeps sand and pollen from packing down in sliding door tracks.
Wipe sills after storms
A damp cloth on low sills after a heavy rain stops splash marks from drying in place.
Use microfiber, not paper towels
Paper leaves lint. A clean microfiber cloth with a little water handles most fingerprints.
Clear the sills before we come
Move plants, frames and small items off the sills. Our team does not move items over 20 lb, so heavy pots should be moved ahead of time.
5 Window Cleaning FAQ for Central Florida Homes
Do you clean outside windows?
Our focus is interior glass, tracks and sills, on glass we can reach safely from the floor or a two-step stool. We do not do high exterior windows, second-story glass or ladder work. If you have a specific door or window in mind, ask when you book.
Are windows part of a deep cleaning?
A deep cleaning wet-cleans blinds and window sills. Interior windows are a +$50 add-on, so you can have the glass done in the same visit.
Can you remove hard water spots?
Fresh spots usually come off. Spots that have etched the glass over a long time may not, because the damage is in the glass itself.
Do I need to be home?
No. Leave secure access, like a lockbox or garage keypad code, logged with us before cleaning day. See all our cleaning FAQs.
